What is WorryFreeBnB?

WorryFreeBnB is your expert on short term vacation rental business. We offer On Demand Services or our Full Management Service to suit the needs of our client hosts. We use platforms such as AirBnb, HomeAway, and misterb&b.

How much does WorryFreeBnB cost?

It depends on the service(s) that you need. Please see our Services page and contact us.

How do I book services with WorryFreeBnB?

Visit our services page, then either fill out the Contact Form online or give us a call at 424.262.0077. If you need our Full Management services, we will schedule a free onsite consultation with you.

Do I need to give advance notice to book services?

No. Just let us know when you need us, and we’ll be there. We can handle last minute cleaning services and late night check-ins. We book on a first come, first served basis.

Does WorryFreeBnB offer a free trial period?

No, but we provide a free onsite consultation & appraisal to meet you, discuss how we can improve your property listing, and set expectations for earning potential. If you’re not ready to commit to our Full Management Service, give one of our On Demand Services a try to get the WorryFreeBnB experience.

What if my guest arrives outside of normal business hours?

Don’t worry! We’ll take care of getting your guest checked in and comfortable.

What is the process for guest check-ins?

WorryFreeBnB provides automated check-ins, or live check-ins by request. We’ll discuss both options with you to decide what is best for your property.

We focus on keeping your property secure! Key exchanges are only done via:

  1. In-person with confirmed guests.

  2. Password-protected smart boxes. These boxes hold the keys and can only be opened with a unique code given to confirmed guests.

  3. Smart locks with passwords only shared between confirmed guests and WorryFreeBnB agents. (no keys required)

 

What does full management service mean?

With our full management service, you can truly be Worry Free as a BnB host. Once your account is set up, we will manage everything for you, and only reach out if necessary. We’ll manage everything related to your property: online listing profiles, pricing adjustments based on market factors, guests screening & communication, 24/7 live support, check-ins, check-outs, cleaning, and restocking supplies.

Does WorryFreeBnB manage single room listings?

Yes! We manage all types of properties, however big or small.

How do I cancel my WorryFreeBnB account?

We’ll need 30 days notice to cancel Full Management Services. For On Demand Services, there’s never a commitment.

What happens if my property is damaged by a guest?

It’s very uncommon, but if it happens, WorryFreeBnB will assist in filing a claim with Airbnb.

Can I block off particular dates on my calendar?

Of course! Just let us know when you want your property blocked off, and we’ll take care of it!

Can I manually update prices on my calendar?

With our Full Management Services, we monitor pricing closely and adjust in real time. We kindly request that you let us manage this portion of the business and not update manually. But if there’s an event coming up in your area and you feel pricing should be higher, just let us know and we will update the account on our end.

What if my guest has an emergency?

WorryFreeBnB is available 24/7 to guests and hosts either by phone, text or email.

How do I partner with WorryFreeBnB?

We’re always looking for quality partners to help with particular services. If you’re interested, please call or send us an email. Experience working with BnB properties preferred.

Who pays the cleaning fee?

Your guests pay the cleaning fee directly. For short-term rentals, this is standard practice.

Can I give specific instructions for cleaning my property?

Of course! Just tell us and we will communicate to our cleaning partners.

What is WorryFreeBnB’s relationship with platforms such as Airbnb & Homeaway?

We are not official partners, but have worked on both platforms for years and are in regular communication as Airbnb Superhosts and Homeaway Premier Partners.

Does WorryFreeBnB list my rental on multiple platforms?

Yes, based on our assessment of your property and location, we will recommend what platform(s) will be most effective: Airbnb, Homeaway/VRBO, or misterb&b.

Will I increase my profit using WorryFreeBnB?

Yes, our hosts see 40-60% higher income than traditional rentals. Using third party intelligent pricing software, we are constantly adjusting pricing on your property to keep your earnings high! And we’ll plan pricing for a year in advance to capture the highest price on those reservations.

When do I get paid for my monthly bookings?

After processing our monthly management fee, you’ll receive your income by the 8th of each month.

Which areas does WorryFreeBnB operate in?

Los Angeles area - including Downtown, Hollywood, Pasadena, Santa Monica, South Bay, Long Beach & North Orange County

San Francisco Bay area - including Oakland & East Bay

Coachella Valley - including Palm Springs, Palm Desert & La Quinta

What's not included in WorryFreeBnB’s Full Management Service fee?

  • Cleaning fees (these are typically paid for by guests)

  • Amenities/supplies (sheets, towels, toilet paper, paper towels, shampoo, soap, etc.)

  • Utilities

  • Repairs or maintenance work that requires an outside contractor

  • Security cameras
